What to Expect During a Professional AC Tune-Up

Maintenance Team 4 min read

The Outdoor Unit Inspection

Our technician starts with your condenser unit outside:

  • Clean the condenser coil. Dirt and debris on the coil reduce heat transfer, forcing your system to work harder
  • Check refrigerant levels. Too much or too little refrigerant reduces efficiency and can damage the compressor
  • Inspect the fan motor and blade. Worn bearings or a damaged blade reduce airflow
  • Check electrical connections. Loose connections cause heat buildup and potential failure
  • Test the capacitor. A weak capacitor can cause hard starting, which stresses the compressor
  • Clear debris from around the unit and ensure adequate clearance

The Indoor Unit Inspection

Next, the technician moves inside to your air handler:

  • Inspect and clean the evaporator coil. A dirty evaporator coil reduces cooling capacity and dehumidification
  • Check the blower motor and wheel. Dirty or sluggish blowers reduce airflow throughout your home
  • Inspect the drain line and pan. A clogged drain line can cause water damage and mold growth
  • Test safety controls. These protect your system and home from dangerous conditions
  • Check the air filter. And recommend the right replacement schedule

System Performance Testing

Finally, the technician evaluates overall system performance:

  • Measure supply and return temperatures. The temperature difference (delta-T) should be 15-20°F
  • Check airflow at key registers to ensure balanced distribution
  • Calibrate the thermostat to ensure accurate temperature readings
  • Test the system through a full cooling cycle to verify proper operation
  • Document findings and flag anything that needs attention

Why Annual Tune-Ups Matter

A properly maintained system runs more efficiently (saving 10-20% on energy costs), breaks down less frequently, and lasts years longer than a neglected one. In Central Florida, where your AC works harder than almost anywhere in the country, that annual tune-up pays for itself many times over.
